Small projects
There are changes and extensions that can be made to houses under the rules for permitted developments.
We have provided a link to the latest document describing the rules.
They are quite complex and we usually advise completing the design process before determining whether the proposal needs formal planning consent or can be completed within the rules for a permitted development.
Occasionally we advise a combination of PD and Planning Consent. This is an area that can be confusing at first. We will explain how it affects your particular project.
Medium projects
These are extensions and changes to houses that will probably require planning consent.
Changes that are beyond the scope of permitted development, to the front of the property or in conservation areas or the greenbelt.
Often we will consider multiple possibilities for the project, narrowing down the options until a final design is ready to go to planning.
After planning we will also review the detail of the layout, within the consent, before starting Phase 2 the building regulations.
large projects
These would be larger houses, new builds or replacement dwellings. Or projects with more than one dwelling.
Whilst our work is primarily on the development of ‘normal’ family homes Plans and Planning has also been successfully involved in quite large projects for clients who want a very personal relationship and appreciate the benefit of working entirely in 3d.
